When you are ready to move out
We require a written notice of intention to vacate 28 days prior to your planned vacate day.
This is simply a letter that states the day you will be leaving. Alternatively you can fill out our Notice to Vacate form below.

Renters must now request their Rental Provider’s consent to bring a new pet into the property by completing a Pet Request Form and submitting this to our office via email

URGENT REPAIRS
If you are experiencing any of the following issues, please contact us immediately on 03 9899 6099. For all other maintenance and repairs please use out Maintenance Request Form below or login to our Rental Portal.
- Burst water service
- Blocked or broken toilet system
- Gas Leak
- Dangerous electrical fault
- Flooding or serious flood damage
- Serious storm or fire damage
- Failure or breakdown of the gas, electricity or water supply
- Any fault or damage in the premises that makes the premises unsafe or insecure
- An appliance, fitting or fixture that is not working properly and causes a substantial amount of water to be wasted
- A serious fault in a lift or staircase.

FAQ
Answers to some of our most frequently asked question
Once you’re approved as a Renter you will required to pay the first month’s rent and bond within 24 hours.
We will also email documentation to both yourself and your Rental Provider to secure the tenancy.
Currently if your rent is over $900 per week the Rental Provider can request any set amount for the security deposit.
Generally speaking though, most Rental Providers will request a bond equivalent to a month’s rent.
All maintenance is to be submitted to our agency in writing, please either login to your rental portal, send an email to RyanProperty@email.propertyme.
We conduct regular routine inspections, the first one is 3 months into the tenancy and then 6 monthly thereafter to ensure any repairs or maintenance are dealt with in a timely manor.
When you decide to leave you need to let us know in writing. You can do that by submitting a notice to vacate form or by sending an email to RyanProperty@email.propertyme.
We’ll also provide you with clear advice as to what’s required when you vacate and what we look at during our exit inspection.
If the inspection reveals that everything is in order, and providing you’ve paid your rent up until the day we receive the keys back, we’ll arrange for the refund of your bond in full.
It is important to ensure that when vacating you follow our final inspection checklist and leave the property in a clean and tidy condition and in accordance with the original condition report. This will ensure a speedy refund of your bond. Under the Act the agent has 10 business days to refund the bond.
